Hughes Lake Initiative
The Hughes Lake Industrial Area is a new initiative of the City of Grande Prairie.
The Hughes Lake area is 1200 hectares (19 ¼ sections) of greenfield land on the West edge of the City - bounded by the proposed Highway 43X right-of-way to the west and north, Highway 43 to the south and the Grande Prairie Airport to the east.
Beginning in 2022 with a phased approach, the City will transition the current Hughes Lake area agricultural lands to an employment district. Three distinct character areas (Lake Eco-Industrial, Airport West and Highway 43 South) will support Industrial and Commercial development. General Industrial (67%) and Light Industrial/Business Park (33%) will be the predominant development form in the area.
The Hughes Lake business and industrial area will have the capacity to accommodate the large industrial user as well as smaller business. It achieves this by offering a variety of settings that match each business’s specific spatial requirements and providing adjacency to similar businesses. It also has the advantage of being in close proximity of City services, the Airport and significant highway infrastructure.
Services and utilities to the site are in planning stages and development readiness is near. There is opportunity for industry to partner with the City and Utilities to develop the site to custom specifications.
Before connecting municipal services to this site the City is exploring innovative clean energy sources and a direct heat system, potentially presenting industry opportunity for low utility costs and a low- emissions renewable energy source.
